Form publishes its second Impact Report as a certified B Corporation

Form has published its 2025 Impact Report, our second report since becoming a certified B Corporation in 2023.

B Corp certification reflects a commitment to considering the impact of business decisions on employees, clients, communities and the environment. Our annual Impact Report is an important part of putting that commitment into practice, providing a transparent account of the progress made, the outcomes achieved and the areas where further work is required.

The report highlights activity across our own business and the buildings and public spaces we manage, covering environmental performance, workplace culture, community engagement and the wider influence of property management.

Environmental performance across our portfolio

In 2025, 100% renewable energy was procured for buildings under Form’s management and zero waste was sent to landfill across the managed portfolio. Renewable energy procurement avoided 2,251.71 tonnes of CO₂e during the year.

Form also continued its partnership with City of Trees, with employees helping to plant more than 200 trees on former landfill and brownfield sites. The planting was designed with horticultural specialists to support local flora and fauna.

Within Form’s own operations, both our Manchester and Leeds offices were supplied through 100% renewable electricity arrangements, and no office waste was sent directly to landfill.

As a service-based business, most of Form’s measured emissions arise through Scope 3 activities such as purchased services, employee commuting and business travel. In 2025, we expanded our measurement to include waste emissions and continued improving the evidence available to inform future reduction activity.

People, inclusion and access to opportunity

The B Corp approach recognises employees as important stakeholders in the success and impact of a business. Our report therefore looks at employee experience, wellbeing, diversity, progression and access to opportunity alongside environmental performance.

Employee satisfaction remained strong at 4.43 out of 5, more than 60% of leadership positions were held by women and Form supported a paid internship during the year.

Employee voice remained an important part of how we worked. Monthly employee committee meetings were held throughout the year, while 91% of survey respondents said they felt comfortable raising issues with their manager or HR.

Our engagement and diversity surveys also provided greater insight into inclusion and progression across the business. Form received an average inclusivity score of 8.9 out of 10, with 97% of respondents giving a score of eight or above.

During 2025, we continued to develop our approach to employee voice, social mobility and fair career growth. These priorities reflect our responsibility not only to support the people already working within the business, but also to help widen access to opportunities within the property industry.

Using places to create community value

Our impact extends beyond our direct workforce. Our buildings and public spaces continued to provide platforms for education, charitable support, creativity, wellbeing and local connection.

Through our partnership with Regeneration Brainery, Form supported 69 young people through eight mentors, two site visits, two career talks and activities, a networking event and a hosted bootcamp. Colleagues from across the business shared practical career insight, provided one-to-one advice and helped participants understand the range of opportunities available within property and asset management.

A SmartWorks pop-up at No.1 Spinningfields raised more than £9,000 to support women into employment. Other activity across the managed portfolio included donating produce from The Little Lot community allotment to Back on Track, hosting a neurodivergent art exhibition at Spinningfields, providing free books by LGBTQ+ authors through a partnership with Queer Lit, creating public exhibition opportunities for students and emerging artists, and supporting local young people through work experience and volunteering with Salford Youth Zone.

Understanding what matters most

The report includes a materiality assessment of the environmental, social and governance topics most relevant to Form, our clients and other stakeholders.

Energy management, greenhouse gas emissions and supply-chain management were identified as high-priority areas. Customer welfare, service quality and data security also remain important, while climate resilience, ecological impacts and access and affordability were recognised as emerging considerations.

This process helps us focus resources on the issues where Form has the greatest responsibility, exposure and opportunity to contribute to better outcomes. It also supports the wider B Corp principle that companies should understand and manage their impacts across the full range of stakeholders affected by their activities.

Building on our B Corp journey

Our next priorities include strengthening Scope 3 data and continuing to embed environmental and social considerations into operations and procurement. We will also build on our work around inclusive recruitment, career access, employee voice and community engagement.

Impact reporting only matters if it changes what happens next. This report strengthens the evidence behind our decisions, holds us accountable to our stakeholders and turns our B Corp commitments into a continuing standard for how we operate and manage places.
