We are seeking an experienced and driven Facilities Manager to lead the operational delivery across a flagship cluster of Grade A mixed-use commercial buildings within Enterprise City, part of the wider St John’s regeneration project.
The role will oversee a defined portfolio of approximately 500,000 sq ft, with an annual service charge budget of c.£4.5 million. You will play a key role in ensuring exceptional service standards, regulatory compliance, and continuous improvement across all facilities operations.

Role Purpose
As Facilities Manager, you will be responsible for delivering outstanding facilities management services, ensuring all buildings are safe, compliant, and welcoming environments for customers and visitors.
You will act as a brand ambassador for Form, demonstrating professionalism, integrity, and a collaborative approach in all interactions.
Key Responsibilities:
- Maintenance and Operations
- Plan, schedule, and oversee preventative maintenance, reactive works, and fit-out projects
- Manage both hard and soft FM services to the highest standards
- Ensure buildings remain safe, efficient, and fully operational
- Health, Safety and Compliance
- Ensure full compliance with all health and safety legislation and operational requirements
- Carry out inspections, risk assessments, and permit-to-work processes
- Support accident and incident investigations, ensuring timely and effective resolution
- Contract and Supplier Management
- Support the procurement, negotiation, and management of service contracts
- Monitor contractor performance through KPIs and regular review meetings
- Identify opportunities to enhance service delivery and drive value
- Budgeting and Financial Oversight
- Assist in the preparation and management of service charge budgets
- Manage purchase orders and invoice processes effectively
- Monitor expenditure and implement cost control measures
- Emergency and Business Continuity Planning
- Develop and maintain emergency response and business continuity procedures
- Ensure plans are regularly reviewed, updated, and communicated
- Support training and preparedness across teams and contractors
- Team Leadership and Collaboration
- Foster strong working relationships across internal teams and external partners
- Promote a high-performance, supportive, and collaborative culture
- Provide guidance and support to team members and service partners
- Customer Relationships and Engagement
- Build and maintain strong relationships with occupiers and stakeholders
- Ensure prompt and effective resolution of service requests and issues
- Support occupier engagement initiatives and meetings alongside the Senior Property Manager
- You will be a proactive and customer-focused professional with a strong background in facilities management within commercial or mixed-use environments.

Experience and Knowledge
- Proven experience in facilities management within commercial and retail environments (essential)
- Strong understanding of health, safety, and compliance requirements
- IOSH Managing Safely (essential); NEBOSH (desirable)
- Experience managing contractors, budgets, and service delivery
- Awareness of sustainability initiatives and best practices
- Proficient in Microsoft Office applications
