The People Behind the Places: Property and Asset Management

At Form Property we manage some of the UK’s most complex multi-let office, estate, and residential assets with thoughtful systems and attentive teams, creating a seamless experience. To us, this is place stewardship, not maintenance. We make places feel effortlessly cared for.
In our People Behind the Places series, we’re exploring the teams across Form Property.
This time, we’re focusing on surveying and property management: the work that connects strategy, finance and day-to-day building performance.
Hear from Jack Pinkney, Managing Director, alongside Joe Riddell, Associate Director, Charlotte Sibcy, Senior Surveyor and Lalina (Lina) Welser, Graduate Surveyor, about their view of how the industry and Form Property is evolving.
Stewardship that makes places feel effortless
Great places start with what you do not see. The systems, cycles, rhythms, and details that make a place work beautifully and sustainably. We always operate our assets with these fundamentals in mind. Compliantly, creatively and with people at the forefront.
Meet the team
Jack Pinkney - Managing Director
Joe Riddell - Associate Director
Charlotte Sibcy - Senior Surveyor
Lina Welser - Graduate Surveyor
What does your role involve day to day?
Jack: "As Co-Managing Director, I focus on the commercial and growth side of the business, fostering client relationships, maintaining existing ones and building a pipeline for the business, as well as overseeing the day-to-day management of the business."
Joe: "My role focuses on the day-to-day management of commercial assets, ensuring buildings operate efficiently, provide a high standard of service to occupiers, and deliver strong performance for our clients. This includes overseeing service charge budgets, managing lease and tenancy matters, and working closely with occupiers to enhance their experience and support their businesses.
Charlotte:
"As a Senior Surveyor, I spend my time managing tenant queries, monitoring budgets and administering leases and service charges for commercial properties. I also review financial performance and report back to clients on new ideas and ways to improve their properties alongside any risks."
Lina: “No two days are the same! It can range from coordinating lease matters, managing / preparing service charge budgets, and client reporting to progressing licences. Sometimes it's also helping to resolve operational issues and supporting occupiers.”

What do you enjoy most about working in your team?
Jack:
"Our people are best at what we do and we hold ourselves to and deliver high standards. Everyone comes to work to do a good job, have fun and focus on our clients - that’s the best thing about Form!"
Charlotte:
"The team are very knowledgeable in different areas so I'm constantly learning. We are all constantly looking for ways to improve together."
Lina: “The team is supportive and approachable, regardless of level or experience. There's a good balance between being trusted to take ownership of your work and having the backing of a strong and experienced team when you need it.”
“The collaborative nature of the team. Everyone brings different expertise, and there’s a strong culture of support and problem solving, which makes managing complex assets much more effective and enjoyable.” - Joe Riddell
What’s one thing people might not realise about your role?
Jack:
"I try to be transparent in my roles - so everyone knows what we are up to. The step from operational work to strategic leadership is the biggest shift that perhaps can be hidden, as you need to know everything about multiple business lines. It’s a really exciting time to take the business forward and service lines are what sets us apart."
Joe: “How much of the role is people focused. While there’s a strong technical and financial element, a large part of the job is building relationships, managing expectations, and resolving issues quickly and professionally.”
Charlotte:
"One thing people often don’t realise is how financial my role is. It’s as much about financial management and strategy as it is about property operations and tenant liaison."

What excites you about the future of the industry?
Jack:
"I find the well documented and continuing shift away from traditional landlord and tenant relationships to real estate being much more a people and lifestyle product. Whilst this relies on great operations and compliance, it does make the industry much more interesting."
Joe: “The growing focus on occupier experience and placemaking. It’s no longer just about managing buildings, it’s about creating destinations where people want to work, visit, and spend time, supported by technology and sustainability initiatives.”
Charlotte:
"AI will likely streamline a lot of the admin side of property and introduce new data points for property performance meaning we can better tailor our approach to each building, both from client strategy and occupier experience perspectives."
The Form Lens
We operate with a clear focus: designing the unseen systems that make places work, treating every asset with an owner’s mindset and delivering experiences that directly translate into performance. From operational design and mobilisation through to occupier experience, compliance and reporting, our work is rooted in care, precision and commercial outcomes.
Across everything we do, the principle is simple: the way a place is operated shapes its reputation, retention, demand, and long-term value. When places feel better, they perform better.
