Behind every building and estate in our portfolio is a team ensuring the financial detail is accurate, consistent, and always supporting the wider business. In this edition of The People Behind the Places, we’re introducing the Finance Team at Form Property.
From service charge accounting and credit control through to client reporting and purchase ledger management, the team plays a key role in shaping how our places are managed day to day.

What does your role at Form involve day to day?
Ben Froggatt: “Day to day, I support the finance team with client reporting, reconciliations, and P&L analysis. I help ensure financial information is accurate, investigate any variances, and contribute to reporting that supports both clients and internal stakeholders.”
Dawn Forrest: “Sales Ledger and Credit Control.”
Natasha Smith: “Service charge accounting duties for No.1 Spinningfields, ABC Building, Bonded Warehouse, Spinningfields Estate & St. John's Estate.”
Billy Ng: “Processing purchase invoices, managing supplier payments, reconciling accounts, and helping ensure everything runs smoothly behind the scenes.”
Gavin Lumsdon: “Managing residential block finances.”
What do you enjoy most about working in your team?
Ben Froggatt: “The variety and responsibility that comes with the role. I enjoy working across client reporting, reconciliations, and P&L analysis, as each area presents different challenges and opportunities to add value.”
Billy Ng: “The finance team is very supportive and helpful. Teamwork is always at the heart of what we do, and everyone works together to get the job done.”
Gavin Lumsdon: “What I enjoy most about working in my team is how supportive and collaborative everyone is. Service charge accounting can be quite detailed and fast-paced, especially at busy times of year, so it makes a big difference being able to rely on colleagues who are always willing to help or share their knowledge.”

What’s one thing people might not realise about your role?
Ben Froggatt: “A lot of the work is about investigating variances and understanding what sits behind the numbers.”
Dawn Forrest: “One thing about working within credit control is that I have to build relationships with each tenant. This job is not just about chasing money - I have to understand that each customer's situation may be different to that of their neighbour.”
Billy Ng: “Finance is very process-driven. We have to be strict with company policies and procedures to ensure accuracy and compliance, which is often quite different from the day-to-day focus of operational teams.”

What excites you about the future of your industry?
Ben Froggatt: “I'm particularly excited about the introduction of AI into finance. It has the potential to automate many routine processes, improve the accuracy of reporting, and free up time for more value-added analysis.”
Dawn Forrest: “The company is growing and being driven by all the teams at Form, especially now Anthony and Jack have been appointed joint MDs, and I can’t wait to see what the future holds.”

Ben Froggatt: “Old Trafford.”
Natasha Smith: “Firehouse on the terrace :)”
Billy Ng: “Sitting by the canal in Castlefield and enjoying a moment of peace and quiet.”
Best part of the job?
Ben Froggatt: “Solving problems and making sense of the numbers. I enjoy investigating issues, identifying trends, and understanding the story behind the data.”
Dawn Forrest: “Hitting targets.”
Gavin Lumsdon: “Working on spreadsheets. I’m a spreadsheet geek.”
What's your mood-booster song?
Ben Froggatt: “A bit of Queen or Olivia Dean!”
