Form Property expands mixed-use and residential management portfolio with Greenhouse and Stãll

Form Property has been appointed to manage two distinctive residential schemes in Leeds, Greenhouse in Beeston and Stãll in Kirkstall, marking a continued expansion of our growing mixed-use and residential portfolio.
Greenhouse, Beeston
Greenhouse is a single, purpose-built development comprising around 180 residential units, with commercial space on the ground floor forming a central part of its mixed-use character.
Originally one of Citu’s earliest developments (2008 – 2010), the building has undergone a series of upgrades over time, including sustainable mechanical improvements and rooftop additions. Following completion in 2010 the building was nominated and won a number of awards including the 2011 Sustainability Award – Renewal and Regeneration Awards.
More recently, the scheme has been shaped through a “Right to Manage” process led by Form Property’s Joe Riddell, reflecting a strong focus on resident-led decision making and long-term stewardship.
The transition to Form follows a decision by leaseholders to move away from the previous managing agent, Rendall & Rittner.
Form will officially take over management of the building from September, bringing a more hands-on, community-focused approach. The scheme includes a central courtyard, active commercial units, and a live-in caretaker - contributing to a strong sense of place and day-to-day presence on site.
Stãll, Kirkstall
Stall is a new canal-side neighbourhood in Kirkstall, a community made up of around 50 new homes with a mix of 1 and 2 bedroom loft apartments alongside 4 bedroom canal houses.
Designed as part of Citu’s wider approach to low-carbon placemaking, the development sits within a mature, picturesque tree-lined setting on a former brownfield and quarry site, with direct views and access of Leeds–Liverpool Canal.
The scheme has been designed to balance contemporary living with environmental responsibility, with homes built to high-performance, low-energy standards and a strong focus on sustainable materials and long-term community infrastructure.
While less directly involved in its initial development, Form’s appointment reflects a growing relationship with the scheme’s wider portfolio and an increasing role in managing high-quality residential communities across the city.

Looking ahead
Together, Greenhouse and Stãll represent a key step in the continued growth of Form’s residential management offer, bringing us to almost 1000 managed residential units. With a focus on long-term stewardship, community wellbeing, and responsive on-the-ground management, Form is building a portfolio rooted in place, people, and care.
The business plans to continue expanding its residential management portfolio across the region and beyond.
